Long-Term Buy and Hold Cash Flow Investment Properties

Our strategy is one of the fastest growing asset classes in the investing world. We are able to buy properties at a significant discount with larger cash flow yields than many competitors in this space. We buy single family residential housing at cash flow yields between 6%-12% with a projected 5-year project return of nearly 30%.

Our long term strategy is based on our investors’ personal preferences, goals, risk comfort levels, liquidity needs, cash flow needs and capital requirements. We are currently focused in the Texas, Florida and Canadian markets. Based on investor demand we are prepared to expand.

Short-Term Investment Properties

Fix and Flip Model

Our residential fix and flip model involves flipping homes in Texas. These homes are purchased at a 50% – 70% discount to retail value, renovated and resold on the open market to end users and first time home buyers. We act as an operator as well as an asset allocator, placing equity with small operators flipping houses.

As an operator we source deals through our network or relationship with brokers, banks and non-profit foreclosure counselors. It takes a certain level of skill, experience and hard work to correctly flip properties and make consistent profits. Our company has mastered the sourcing and acquisition of good deals, correctly projecting resale values and repair costs, determining what repairs will result in the greatest return on investment, construction management, real estate sales and marketing as well as managing the staff and independent contractors needed to complete the work.

As an allocator we partner with small operators who find good deals but lack the equity capital to fund all of their deals. We partner with these operators on a deal-by-deal basis so we have as much control as possible over the entire process.

Trust Deed Investments

From time to time Derkache Investments utilizes capital from trust deed investors. We offer a safe return for our properties utilizing trust deed loans. Our trust deed loans are typically between 60%-80% loan to value. We offer these investments on rental properties that have been cash-flowing for an extended period of time, as well as on shorter term property flips. The trust deeds pay out between 5% and 12% depending on the term and risk profile.

How it works for short-term properties:

  1. You contact us and let us know you are interested in possibly trust deed investment
  2. After qualifying you as a potential investor and determining your goals determine a short term trust deed investment is the way to go
  3. When we have a need pending that you were qualified as an investor we will bring a property to you with supporting paperwork
  4. You approve the property and supporting documents (underwriting, terms, title paperwork, insurance and an appraisal)
  5. We sign the paperwork, you fund the loan and are given a trust deed on the property
  6. You will receive monthly payments of interest only on your investment
  7. We will typically rehab and sell the property within 6 months at which time you will be paid by escrow in full

How it works for long-term properties:

  1. You contact us and let us know you are interested in possibly trust deed investment
  2. After qualifying you as a potential investor and determining your goals determine a long term trust deed investment is the way to go
  3. When we have a need pending that you were qualified as an investor we will bring a property to you with supporting paperwork
  4. You approve the property and supporting documents (underwriting, terms, title paperwork, insurance, supporting rental prices in the area, and an appraisal)
  5. We sign the paperwork, you fund the loan and are given a trust deed on the property
  6. You will receive monthly payments of interest only on your investment
  7. We will typically rehab and rent the property with a loan term of between 3 and 7 years at which time
  8. We will either sell the property and you will be paid by escrow in full, refinance the property with a different loan and you will be paid in full, or with your new agreement renew the loan with you for a longer term
